Senior QS (Pr QS) - Property Development Industry
Overview
RPO Recruitment is seeking a skilled Senior Quantity Surveyor to join a well-established property development company in Cape Town. This role involves taking ownership of the commercial and financial management of multiple development projects, from planning through to completion, and requires a professional with a strong background in the property development sector.
Requirements
- Bachelor's Degree in Quantity Surveying or a related construction qualification
- Minimum 7 years' Quantity Surveying experience, preferably within the property development industry
- Professional registration with a recognised industry body (e.g. SACQSP, RICS or equivalent)
- Experience working for a property developer or developer-contractor
- Proven experience managing the commercial aspects of residential, commercial and/or mixed-use developments
- Solid understanding of construction contracts, procurement methods and cost management principles
- Strong knowledge of construction materials, methods and industry regulations
- Excellent analytical, negotiation and financial management skills
- Proficient in industry-related software and Microsoft Office
- Ability to manage multiple projects simultaneously while meeting deadlines
- Valid driver's licence and own reliable transport
- Excellent written and verbal communication skills in English
Responsibilities
- Prepare accurate feasibility studies, cost plans, estimates and project budgets
- Monitor project costs and financial performance throughout the development lifecycle
- Produce and manage Bills of Quantities, tender documentation and contract documentation
- Evaluate tenders, negotiate pricing and appoint subcontractors and suppliers
- Administer contracts, variations, payment certificates and final accounts
- Identify cost-saving opportunities while maintaining quality and project objectives
- Assess commercial risks and provide recommendations to minimise financial exposure
- Manage contractual claims and assist with dispute resolution where required
- Liaise with project managers, architects, consultants, contractors and other stakeholders to ensure projects are delivered within budget and programme
- Ensure compliance with relevant contractual, statutory and industry requirements
